What the registry says

Across the projects registered in Gautam Buddha Nagar, UP RERA records 11 complaints against the promoter spanning 5 registered projects, and 1 complaint against each of Godrej Riverine, Godrej Jardinia and Godrej Arden individually.

For context, that is low. Several promoters marketing in the same sectors carry complaint counts in the hundreds. Complaint volume is not a perfect proxy for quality, but buyers can file with UP RERA directly without a lawyer, so a low count across five projects is a reasonable signal that disputes are being resolved before they escalate.

All three current Noida registrations still show their originally declared completion date unchanged on the authority’s record. No extensions have been sought yet. That is worth re-checking closer to possession, since an unchanged date on a project years from handover is not the same as a delivered one.

A caution on the brand name

Godrej Properties is the registered promoter for Riverine, Jardinia and Arden. It is not the registered promoter for every project marketed with the Godrej name in this district. Crown Residences at Godrej Golf Links is registered to AR Landcraft LLP, a different entity carrying a materially different complaint record. Always check the promoter name on the registration, not the name on the hoarding.
