By using 99yards.in you agree to these terms. If you do not agree, please do not use the site. These terms are between you and 99yards.

2. What this site is for

This site provides information about residential and commercial property projects and connects prospective buyers with us as their advisor. It is an information and enquiry service. It is not a transaction platform, and no booking, allotment or payment happens on this website.

3. Permitted use

You may browse, and use our published information for your own property research. You may not:

• Scrape, crawl at abusive rates, or systematically copy our content, including our compiled RERA registry tables and promoter complaint summaries.
• Republish substantial portions of our content without written permission and attribution.
• Submit false contact details, or submit enquiries on someone else's behalf without their consent.
• Use automated means to submit enquiry forms.
• Attempt to gain unauthorised access to any part of the site or its infrastructure.

4. Accuracy and our disclaimer

Project information is compiled from developer material and RERA filings and is subject to change. Please read our Disclaimer, which forms part of these terms and sets out what we do and do not represent about the information on this site.

5. Intellectual property

Our original content, including page copy, our compilation and presentation of the UP RERA registry data, the calculators and the site design, belongs to 99yards. The underlying registry data is published by the Uttar Pradesh Real Estate Regulatory Authority and we claim no ownership of it. Developer names, project names and logos belong to their respective owners and are used descriptively.

6. Your data

When you submit an enquiry we process your personal data as set out in our Privacy Policy. You may withdraw consent at any time.

7. Brokerage and our role

Where we act as your agent in a transaction, the commercial terms of that engagement, including any brokerage, are agreed separately in writing. Using this site or submitting an enquiry does not by itself create an agency engagement or any payment obligation on your part.

8. Limitation of liability

To the extent permitted by law, we are not liable for indirect or consequential loss arising from your use of this site or from reliance on information published here. Nothing in these terms limits liability that cannot be limited under applicable law, including for fraud, or any obligation we owe you under the RERA Act.

9. Third-party links

We link to state RERA portals and other external resources for verification. We do not control and are not responsible for their content or availability.

10. Changes

We may update these terms. The date above reflects the current version. Continued use after a change constitutes acceptance.

11. Governing law and jurisdiction

These terms are governed by the laws of India. The courts at Gautam Buddha Nagar, Uttar Pradesh have exclusive jurisdiction, without prejudice to any statutory forum available to you under the RERA Act or consumer protection law.
