Read the promoter name, not the brand

SG Nakshatra is marketed under the SG name. The RERA registration is held by SAMS Real Estate Private Limited, which is a different legal entity from SG Estates Private Limited, the promoter behind SG Orchard, SG Grand, SG Vista, SG Oasis and SG Benefit.

What the zero actually tells you

SAMS has no complaints against it, and that is better than having some. But it holds exactly one registration, granted six days before this page was written, with completion due in July 2031. There has been no opportunity for a possession dispute to arise, because nothing has been promised long enough to be late.

So the clean record reflects the absence of history rather than a track record of delivery. That is a different thing from Sobha’s zero across two projects, and very different from a developer with twenty delivered projects and no complaints.

What to establish before you pay

Ask which entity will sign your agreement for sale, and get the answer in writing. If the answer is SAMS Real Estate Private Limited, then SG Estates’ delivery history, balance sheet and reputation are not what stands behind your booking amount, whatever the marketing implies.

Ask what the relationship between the two entities is. There may be a perfectly ordinary explanation, a joint development or a land-owning SPV. It is a fair question and the answer should be straightforward.
