UP RERA records zero complaints against the promoter across its 2 registered projects in Gautam Buddha Nagar, and zero against Sobha Rivana and Sobha Aurum individually.

Read that carefully rather than as an endorsement. Both projects are recent registrations with completion dates in 2030 and 2031, so there has not yet been an opportunity for a possession dispute to arise. A clean record on a young portfolio tells you less than a clean record on a delivered one.

What it does tell you is that nothing has gone wrong so far, which is not true of every promoter selling in the same sectors.

What to check

Sobha’s reputation rests on construction quality and on building without subcontracting. Both are claims you can test directly: ask to see a completed Sobha project in any city and inspect the finish yourself. On the Noida projects specifically, check the quarterly progress filings against visible site status, because a 2031 completion date means most of the construction risk is still ahead.
