Noida circle rates revised for FY27, Expressway sectors up sharpest

The Gautam Buddha Nagar administration has notified revised circle rates for the current financial year, with the largest increases falling on the Expressway sectors and Sector 150.

Why this costs you money even if the price did not change

Stamp duty in Uttar Pradesh is charged at 7 per cent on the higher of your transaction value or the applicable circle rate. So when the circle rate rises past what you negotiated, your duty is computed on the circle rate, not on what you actually paid.

A worked example. On a 1.42 crore transaction where the circle rate valuation comes to 1.55 crore, duty is 7 per cent of 1.55 crore, which is 10.85 lakh, rather than 9.94 lakh. That is roughly 91,000 rupees of additional cost with no change to the price you negotiated, and it is not financeable: stamp duty comes out of your own funds.

What to do before you register

Ask the sub-registrar’s office for the current circle rate valuation for the specific sector and property type before you finalise your budget. Two properties in adjacent sectors can attract materially different valuations, and the rate differs between apartments, plots and commercial.

The rebate that is smaller than people expect

Where the sole buyer is a woman, UP allows a 1 per cent rebate on consideration up to 10 lakh. The maximum benefit is therefore 10,000 rupees. It is worth claiming, but it should not drive an ownership structure decision, and treatment for joint male-female ownership has varied by registering office, so confirm locally.
